Electrical Installation Condition Reports (EICR)
In Scotland, private landlords must have the electrical installation in their property checked by a qualified electrician at least every five years, and keep the report. Any appliances you provide must have a portable appliance test (PAT) too.
- Full EICR of the installation
- PAT testing on appliances you supply
- Clear report for your records and letting agent
- Any remedial work quoted and fixed promptly
- Visits arranged around your tenants
Interlinked fire alarms
Since February 2022, every home in Scotland needs interlinked alarms, so when one goes off they all go off. That means:
- A smoke alarm in the room you use most, such as the living room
- A smoke alarm in every hallway and landing
- A heat alarm in the kitchen
- A carbon monoxide alarm where there’s a boiler, fire or other carbon-fuelled appliance
Advantage Electrical is an AICO approved installer. AICO make some of the most widely used alarms in the UK, and we can fit mains-powered or sealed long-life battery systems to suit the property.

Common questions
How often does a rental property need an EICR?
At least every five years in Scotland, or sooner if the previous report recommends it.
What happens if the EICR finds problems?
You get a clear report showing what needs fixing. Kevin will quote for any remedial work and can usually get it done quickly.
Do owner-occupiers need interlinked alarms too?
Yes. The interlinked alarm rules apply to every home in Scotland, not just rentals.
Can you work with my letting agent?
Yes. We can arrange access with your agent or tenants and send the paperwork straight to them.
